When Debbie and Don got married two years ago, they ended up with a spare house. The market was really weak at that point, so Jennifer helped them lease it for a year, which offset their expenses (with a little profit to boot), while the market improved and stabilized. The spring of 2013 found the tenant moving on to a new job, and the market extremely robust in their development. The builder had finished up and cleared out, the foreclosures that had haunted the market in the prior year had sold and been revitalized. Several strong sales had occurred over the winter, and the time was right for 1167 S Vicksburg to have a new owner. Believe it or not, the condo was sold in 22 days, for almost list price, and closed just a few weeks later. Debbie and Don are free to enjoy their newly-wedded bliss without a vacant house on their backs, and Jennifer got to write another Story of Sold.
Dave had a new job in Greencastle. The commute from the Eagle Creek area of Indianapolis was getting old, so he and Sandy decided to relocate their residence, and that’s where Jennifer came in. Their home was lovely! A few tweaks by Jennifer’s trusted contractors, and that place was ready for the market in time for an early spring launch. They experienced an unprecedented quantity of showings in a short time! When the first offer was received, a counter was prepared and presented on a Saturday morning. It seemed doubtful that the buyer would respond reasonably, as the offer started really low… so Jennifer went ahead and held the Sunday open house that was already scheduled. Turns out, the buyer was jealous when he drove by that Sunday and saw all those people in “his house,” and he accepted the counter immediately! Dave is no longer making that incredibly lengthy daily commute, and Jennifer was reminded to never count your chickens before they hatch. Who knows what would have happened if she’d taken that Sunday off prematurely?
Michael and Sarah wanted to build a bigger home. The expected arrival of baby #2 would make their comfortable little starter home in Walker Farms tight. They loved the Whitestown location, but just needed more space…and fast…the due date was in July! Beazer would not start building the new house until the ranch was sold and closed, so Michael & Sarah had simply planned to move twice (which was obviously not ideal with a baby on the way). Jennifer helped them price their home to take advantage of a recovering market, and to capture as much equity as possible, with an understanding that time was of the essence. She rolled out the marketing on the Friday before Super Bowl Sunday. The first showing was scheduled for Saturday morning, and an offer was received Saturday afternoon that, amazingly, offered a 4-month RENT BACK opportunity for the sellers. Because the prospective buyers’ wedding was not until August, and because they didn’t want to lose the opportunity to claim this beautiful home, they agreed to buy it in March and let Michael & Sarah rent it from them until they were ready to move. Touchdown! Who could reject those terms? Construction started on the big house, and Michael and Sarah stayed put! The new owners will get to move right into their dream starter home after the wedding, and Jennifer enjoyed watching the way that game unfolded. Champion terms for sure!
Margie was frustrated with the sales process on her beloved Zionsville home of 30+ years. A new marriage had moved her to the south side, so she’d initially called a “friend” to help her sell it. The sale of Sue’s home in Austin Oaks happened sooner than expected under Jennifer’s watch, but Sue and her son Scott were looking forward to the hunt for a new home, so they were prepared to act quickly. Their demand list was reasonable: Zionsville or Carmel (close to their friends in Austin Oaks), sized to be a little easier for the two of them to maintain, and built with a finished basement. Scott was really excited about his “man cave” and Sue was happy to indulge his need for “space.” The hunt commenced, the clock was ticking, but it did not take long for Jennifer to point her to the perfect property in Park Meadows at Spring Mill, with a fenced back yard, an awesome screened porch with hot tub area, AND a fully-finished basement. The sale in Austin Oaks went off without a hitch, and Sue got possession of the new house in plenty of time to get moved and trade the keys.
Sue was a little disheartened by her unsuccessful attempt to sell her immaculate Austin Oaks home in the fall. When Jennifer took over the listing in January, it was clear there was little to improve on the beautiful house, so she decided that Sue needed a different approach to the home’s marketing. And the first change she implemented was the photography. Jennifer sent in a professional to capture and showcase the homes’ meticulous condition and spacious room sizes before she rolled the advertising. Boom…a flood of showings were scheduled immediately and an offer was presented and ultimately accepted by the 9th day. So, Sue got to pick out her next house and plan to move sooner than she had expected.
