“We found you on Angie’s List,” Janet said when she called Jennifer in early January. “We know we need to do some updates to our house before we put it on the market, and we need your advice on what to do.” When Jennifer visited with Janet and John at their home of 30+ years in Colony Woods, she realized the house needed more than some updating. It appeared to be well maintained and structurally sound, but it was a time capsule of 1978. “Which is more important to you,” Jennifer asked, “speed of sale or maximized sales price?” Their answer was unanimously speed! They had both recently retired and they wanted to get to California where grandbabies were being planned. As Jennifer explained that there are buyers in the market who look for properties just like this, projects they can update to current tastes for personal equity or profit, the stress literally left their faces. It was obvious they were not interested in taking on a full blown renovation project just for a sale. She explained an “as is” sale, and she helped them calculate the rough costs of renovation versus the most likely sales price if the house were in a more modern state. They opted for the “as is” plan, spent a week packing and purging in preparation, and Jennifer sent it live to the market around 4pm on a snowy Friday afternoon. Before midmorning on Saturday, 12 showings had been booked for the weekend and four offers were received by noon on Saturday. The house was sold by 3:00pm Saturday, above list price, which was exactly the plan! It closed within a few weeks, and Janet and John made it out west before Valentine’s Day!
