People keep asking me, “How’s this weather affecting the real estate market?” I suppose you’ll get different answers depending on who you ask, but I’ve actually sold three houses in the past week! Our office had a stellar January, surpassing our sales volume from 2013, despite the arctic blast (if you’ll remember, last January was unseasonably warm!). I suspect this is because so many would-be buyers and sellers are trapped at home, shopping and researching online. And while I may be snowed-in from time to time, I’m on the phone, banging out emails and doing my job. Carpenter helps me post my listings EVERYWHERE, so they are getting maximum attention right now. We post on dozens and dozens of international websites. Our homes are in print, on tv, in your mailbox, and, yes, if you can get to the house, there is always a flyer box out front with lots of juicy little details on the beauty before your eyes. Buyers are finding our listings, and buying them. So it looks like this is going to be a smashing year. If we can sell this much in this weather at this time of year, well…bring on the spring! We’ll need more inventory by then, for sure. Who’s thinking about a move this year?
This was the year that will forever be described as “pure pandemonium”
in the Indiana housing market. The recession melted away with the
winter snows, as plummeting interest rates popped the cork on pent up
demand. Spring of 2013 went from busy to outrageous, and with a housing
industry short on staff in every arm of the business, backlogs plugged
up closing schedules quickly. Matt and Molly’s purchase of 1089 Half
Moon got caught in the USDA queue for weeks…which became
months…but the sale of their home on Pendleton Pike was not to be
delayed. So, as they packed to move (with nowhere to go), Jennifer
worked on the Half Moon owner, who just wasn’t interested in their
request for prepossession. She was really fearful her clients were
going to be homeless with three babies, and she’d never had homeless
clients in 12 years, so she was panicking! In the end, at the last
minute, they were able to acquire prepossession of the vacant house
(though the terms would be considered extortion) until they could get
Half Moon closed, but Jennifer is now seriously thinking about buying
a cheap condo somewhere just to have available for clients in
transition, because that was too nerve-wracking! Anybody know where
she can find something like that?
Christopher had the greatest engagement proposal plan ever, as far as Jennifer was concerned. What guy rents out Lucas Oil Stadium for a proposal? Awesome! Assuming his girlfriend said YES, Christopher would need a house to make their home. Jennifer was the Realtor to help him find it. Or at least that’s what his friend Jon said (who’d bought a house with Jennifer one year prior). They began the hunt with snow on the ground, a loan approval in hand, and big ideas for the perfect starter home. They only needed to see four houses before he found “THE ONE.” Much like his feelings toward his fiance…he knew it when he saw it. A purchase agreement for 7744 Evian was secured, and a closing date was set. The transaction was seamless. No hiccups, no frenzy. Just a smooth trip to the table, with cheers all around when Christopher announced that she’d said YES. Congratulations, Christopher, on the new house and the new bride-to-be!
