Katie and Jason were relocating from Terre Haute via Greenwood, and really needed to find a home near the new Grand Park sports complex so that Jason could continue working his insane schedule, getting the complex opened for the spring season. The commute from Greenwood was brutal for him! In Westfield, they wanted something close to the Park, with a good yard, lots of bedrooms, in superb condition (because he had no time for renovations!) and at a fair price. With just a few trips out, Katie and Jennifer found the perfect property, but there were already two offers on it! Jennifer had to act fast, and prepared a stellar offer, wrote a compelling cover letter, and won that bid for Katie and Jason. The listing agent later told her the sellers accepted their offer because of the cover letter, even though it was $3000 below the next highest offer. They felt good about having Katie and Jason as the new owners, and so they won it! It isn’t always about the money, but superb presentation skills can go a long way when competition matters!
Richard needed to move his elderly sister to assisted living, and that left this cute little condo in need of a quick sale, and capturing his sister’s equity was important for her long-term care. He received a referral to Jennifer, and when they met, it was obvious to Jennifer that some prep work was necessary for the unit. It smelled of cigarette smoke, and the walls were dingy from years of the habit. They discussed the pros and cons of selling it “as is” vs investing a little cash into a clean up that would make it appealing to the most likely buyer. Jennifer lobbied for the latter, because experience has taught her that condo buyers typically demand “move-in ready” at any price. They quickly arranged for bids from qualified painters, and a good cleaning of the carpet, then set about to prep the house for the market. Two weeks later, the place was sparkling clean and smelled much fresher. They settled on a strong but enticing list price, and the advertising went live on a Friday morning. By mid-Saturday, three strong offers were received. One stood out above them all, and that is what Richard accepted. The sale was smooth and easy, and closed in May, with Richard receiving a nice check to deposit into his sister’s account. It is always a great pleasure for Jennifer to accomplish the goal, meet the need, and do it swiftly and efficiently!
When the builder is still building in a neighborhood, closing a sale without taking a beating can be difficult, but the job offer in Texas that Dan had received was too good to resist. And his wife Jessica was ready for change! So, he called Jennifer back out to help them sell the house she’d helped them buy just a year prior. That’s a lot of pressure for Jennifer! She is well aware of the struggle against tough competition when the builders are offering competitive incentives. Dan and Jessica weren’t supposed to move yet! But if they needed to sell, Jennifer would get it done. She generated multiple offers in a sleepy January market that wouldn’t break the bank for her beloved repeat clients. Dan and Jessica got to pack for the move right on time, and given that Dan ran a moving company, it could not have all been easier for them. Jennifer hates to see her clients go, but she understands that is just the nature of her job, and the time was right for them. Maybe Indiana will beckon Dan and Jessica back her way some day?
Mary needed to start a new chapter in her life for a variety of reasons. Life had thrown her a curveball, and the decision to downsize was difficult. She purged and prepped to prepare her home for the market, and she called Jennifer in to sell it. The lovely home was sold in short order, and the hunt was on for a place Mary could call her own. She wanted a short commute, a place for her little dog Oscar to run, and some spare bedrooms for her grown kids when they came back for holiday visits. There were new memories to make, and Mary craved ease so she could focus on the good life! A townhome was the right fit, and she and Jennifer toured quite a few of them before she found “The One.” What a great choice it was! An end unit, in mint condition, with just the perfect floor plan, right by the community’s dog park. Oscar loved it! Jennifer connected her with a great lender for lovely loan terms, and a deal was struck. Hers was a sale and purchase story with an extraordinarily happy ending – Jennifer’s favorite kind!

As a pilot, Chuck moved around a lot. It was for this reason that he left his home in Zionsville and moved to Wisconsin. The market was abysmal at that time, and he put a renter in the Zionsville house until the market had recovered. In 2015, he was referred by his renter to call Jennifer if he wanted to sell the house after they moved out! Jennifer was delighted to help, of course. The house was in one of the most popular neighborhoods in town, and the market was looking strong for the new year. It was, however, a bit of a boring house. It had fresh carpet and clean paint, but it needed “something.” So Jennifer took her stash of staging loot to the house on a Sunday afternoon and installed it for a little “softer touch.” The very week after the shower curtains went up and the potted plants went out, that house was sold. The inspections were tough, though. It had been a rental for many years with an absentee landlord who hadn’t been all that attentive. They got through it after some extensive repair work by Jennifer’s most trusted contractors, and Chuck still made a pretty penny on his left-behind home. And Jennifer stashed away the staging items for the next house “in need of a woman’s touch,” because she knows a bit of color and a softer presentation go along way in helping a buyer bond with a house enough to write an offer.
This referral came from a very unexpected source: a long-time local in Zionsville, who’d heard good rumors about Jennifer from her customers. When Mary needed to sell, this friend sent her Jennifer’s direction. What a great and fantastic honor for Jennifer! She met with Mary, and the house was wonderful. Jennifer knows The Enclave like the back of her hand, because she owned in there herself once upon a time. She also understood Mary’s motivation to move, sensitive as it was. And she understood the type of new home Mary sought that would make this move sensible for her. They priced the house favorably, and it wasn’t long before a really good offer came in from nice buyers relocating from North Carolina, which launched the hunt for the new place! There were hiccups in the inspection process (but aren’t there always?). Jennifer coordinated the contractor to resolve the problems at a reasonable price, and the sale closed on time, right before Mary’s closing on her new place, which was superbly convenient.
