Katie and Jason were relocating from Terre Haute via Greenwood, and really needed to find a home near the new Grand Park sports complex so that Jason could continue working his insane schedule, getting the complex opened for the spring season.  The commute from Greenwood was brutal for him!  In Westfield, they wanted something close to the Park, with a good yard, lots of bedrooms, in superb condition (because he had no time for renovations!) and at a fair price.  With just a few trips out, Katie and Jennifer found the perfect property, but there were already two offers on it!  Jennifer had to act fast, and prepared a stellar offer, wrote a compelling cover letter, and won that bid for Katie and Jason. The listing agent later told her the sellers accepted their offer because of the cover letter, even though it was $3000 below the next highest offer.  They felt good about having Katie and Jason as the new owners, and so they won it!  It isn’t always about the money, but superb presentation skills can go a long way when competition matters!

Tara had bought this new townhouse with Jennifer just a few years earlier. Call it the BM era (“before Matt.”) It served her well in her single days, but after her career evolved and Matt entered her life, the townhome needed to be sold in order for the happy couple to begin their next era together. It was the classic story of swapping “my house” for “our house.” (Matt had the same chore, btw). Before the end of the year, Jennifer strategized with the soon-to-be-newlyweds on when, how, and how much for both of their homes, along with what, where, when and how much for “their house.” In the end, the couple chose to build a fine home in a new Anson community. Right after the new year began, Jennifer listed Pawtucket at a compelling price, but heavy competition left the launch a little flat. It was frustrating to watch new listings in the neighborhood pop up at cutthroat prices. Time was on their side, though, as their new home had six months of construction. Jennifer knew the market would heat up by mid-spring, so she stayed the course. Patience proved wise, and ultimately Tara’s townhome was in a position to capture her equity. Two offers were received in the same weekend, and by the end of April, Tara was saying goodbye to her starter home. Now, the sale of Matt’s house is definitely Chapter 2 of this tale.

Gerry and Nancy had a desire to take on a rehab project if they could find something with a little land that could be made into a fantastic home…perhaps a foreclosure or abandoned farmhouse?  They started the hunt together with plenty of options for distressed properties, but nothing with just the right setting got them excited until the little cabin on 2 acres north of Zionsville popped into Jennifer’s email.  She was familiar with it, as she’d seen it before it went through foreclosure, but now that the bank had repossessed it, there had been a significant price reduction.  She knew it was dirty, but that it could be rehabbed to sparkle and that it’s creek-side location was just exactly what they’d been seeking.  On July 4th, they submitted an offer, which the bank rejected.  So they waited a bit, and when that same bank reduced the price again two months later to below that initial offer, they pounced for an even better deal!  The ride to the closing table wasn’t easy with that short-sighted bank, but Jennifer got them through it and closed at the end of October.  Rehab is under way, and it will be a stunning home AND setting when it’s finished, and Jennifer can’t wait to see it!

1544 Cherrywood CtDanyelle & Brian were getting married in October!  They’d been working hard to get their credit established and hoped that their time had come to buy their first home, but they didn’t know where to start until their lender referred them to Jennifer.  What a great idea that was!  Jennifer came up with a list of 10 really good possibilities within their budget, in an area close to their jobs and scheduled a morning out with them.  The last one they saw was THE one, and the negotiations commenced almost immediately.  A very good deal was struck that enabled Dany and Brian to buy a home with as little cash out of pocket as possible, and the couple got to close on the purchase of their first home just a few days before they flew out to Las Vegas for the big day.  When they got back to Indiana, wedding gifts were piled in the family room, waiting to be opened and enjoyed.  Jennifer loves the hunt with all her clients, but that joy is compounded when her clients trust her to help them start their life together on the right foot.

JUST SOLD – 2650 Old Vines Drive, Westfield

A mandatory job relocation in 2010 to sunny Florida left Michael’s lovely home in Westfield vacant with a sizeable mortgage to maintain. The market at that time was abysmal, and his attempts to keep it leased were no more successful.  So he called Jennifer after the last tenant moved out abruptly, because the house simply had to go.  Left vacant, it would devastate him financially, and his combined mortgage balance was considerably higher than the current value of the home.  Selling it at fair market value was not a pretty picture either.  Fortunately, Jennifer is a Certified Short Sale Specialist and knows the ins & outs of how the banks work to allow responsible sellers in his position to sell in order to avoid foreclosure.  She made the calls to not one, but to the two banks holding first and second mortgages on the property.  Their option was simple: cooperate for a short sale, or take it into bank inventory after a lengthy and expensive legal process.  They agreed almost immediately to review offers that would facilitate a short-sale, and within a month, Jennifer had an offer to present.  She was shocked that the first bank approved such a loss, and held her breath while the second bank reviewed the settlement that was offered to them.  They, too, accepted it; and a closing date was set.  All in all, the process took about four months from start to finish, but the stars aligned, and the closing commenced on September 22nd.  And while Michael has a ding on his credit, his debt has been forgiven in a responsible manner, and he is free to rebuild without the burden of over $500,000 in debt languishing up in Westfield.
